	Inspection of the roof structure confirmed that the fink trusses are in good condition. The timbers were straight with no noticeable distortion or misalignment, and the triangulated arrangement was intact and performing as expected. Nail plates were well-seated with no signs of lifting or corrosion, and the struts appeared adequately supported with no visible stress to the joints.
	
	No signs of moisture staining, timber movement or structural concern were noted at the time of inspection, and the roof structure is considered to be functioning as intended. Routine visual checks as part of normal property maintenance would be sufficient, and no specific action is currently required in this area.
 
				
	Inspection of the fink truss roof structure found the timbers to be dry and in good condition, with no visible signs of moisture staining, decay or fungal activity. All components appeared sound, and the nail plates were well-seated with no evidence of corrosion.
	
	It's worth noting that roof timbers can be vulnerable to high moisture levels over time, as warm, moisture-laden air from the living spaces below naturally rises and can accumulate in the roof void. If not adequately ventilated, this can lead to elevated humidity, increasing the risk of timber decay, mould growth and deterioration of metal fixings.
	
	At present, no concerns were identified, but it would be sensible to ensure good ventilation is maintained within the roof space as part of routine household care to protect the structure in the long term.
 
				
	Cavity wall insulation in bead form was noted, and sample areas appeared full and dry with no signs of damp tracking. A small number of beads were observed to have escaped from the top of the cavity, likely due to an unsealed section where the installation was not fully closed off.
	
	This is considered a minor issue and does not currently affect the overall performance of the insulation. However, sealing the opening would help prevent further loss and ensure the system remains effective over time.
	
	As many bead insulation systems are installed under warranty, it would be reasonable to request that the vendor provides confirmation of coverage so that a simple repair can be arranged through the original installer if necessary.
 
				
	The external walls are formed in cast blockwork, which was noted to be in good condition with a consistent finish. No significant cracking, movement or weathering was observed, and the surface presented well at the time of inspection.
	
	No concerns were identified and with normal maintenance, the wall is expected to continue performing well. No further action was considered necessary in this area.
 
				
	Artex ceiling finishes were noted in several areas. As with many textured coatings applied before the year 2000, there is a possibility that a small amount of asbestos may be present within the material. The finish appeared intact with no signs of damage or disturbance, and in such cases it is generally considered safe to remain in place if left undisturbed.
	
	Where a smoother finish is desired, common approaches include over-boarding with plasterboard or applying a skim coat, both of which can encapsulate the existing surface without the need for removal. Any works that may disturb the coating should be carried out with appropriate precautions by a suitably competent contractor.
